Welcome to our Consultation website for the proposed development of new homes on land north of Stanchester Academy, East Stoke. This website aims to present our proposals for the site and seek your views. Our aim is to submit a planning application once your feedback has been received and considered.

Proposals

We are proposing to deliver much needed new and affordable homes in East Stoke, on a site to the northeast of Stanchester Academy. The scheme will provide a number of benefits including enhanced ecological habitats, up to 21 affordable homes and additional public open space. 

These proposals will be brought forward as a detailed planning application, to be submitted later in the Spring, We are asking for your comment on our proposals to help inform the application. Summary of Our Proposals;

  • Circa 60 homes including 35% affordable, of which the majority will be social rent.

  • Design-led sustainable homes built to Future Homes Standard (building regulations which aim to make new homes highly energy efficient and zero-carbon ready) including electric charging points and triple glazing.

  • A range of 1-4 house and apartments; in a range of tenures and budgets including starter homes.

  • 0.6 acres (2,400sqm) of public open space to be a combination of wildflower meadow and mown paths.

  • Enhanced habitats to exceed ‘Biodiversity Net Gain’ requirements.

  • Integrated drainage system to improve the site’s flood resilience.

  • Density and layout sympathetic to the local surroundings, views and heritage.

  • Brick, stone and timber cladding carefully chosen in tones and textures sympathetic to the surroundings.

  • Path links to enhance local pedestrian/cyclist safety.

  • Commitment of Section 106 developer contributions to support local services, such as doctors, schools and other local facilities.
